JOB DESCRIPTION SUMMARY
The Business Manager’s (“BM”) is accountable for all property operations. The BM is to effectively lead and manage the staff and manage available resources in order to accomplish property objectives as set forth by the Property Owner. These objectives will include maintaining superior customer satisfaction while maximizing the property net cash flow and asset value. The BM will also insure that the property is meeting lender, state and federal compliance requirements. If necessary, the BM performs the functions of both the Assistant Community Manager and the Leasing Associate as required by the needs of the property. Working evenings and weekends is typical and usual.
RESPONSIBILITY SUMMARY
1. Use effective communications skills, written and verbal, when dealing with others (residents, lenders, vendors, staff, ownership, federal, state and local agencies, etc…).
2. Responsible to effectively hire, train, manage, lead and motivate staff.
3. Maintain excellent customer service/resident relations.
4. Fully understand the property’s market position and product.
5. Knowledgeable in federal, state and local laws as they relate to the property.
6. Fully responsible for the property’s accounting system, OneSite, and is well versed in the property’s budget. NOTE: the accounting duties may be exchanged with the Assistant Community Manager’s primary responsibility of the property’s compliance efforts. This decision will require corporate approval.
7. Knowledgeable and cross-trained in compliance.
8. Responsible for the on-going file maintenance of property management files.
9. Responsible for the office administration including insuring adequate office supplies are on hand, business machines are functioning properly, and the office space is well organized.
10. Approve expenditures of up to $1,000.00, but will not sign contracts on behalf of the property.
11. Execute and maintain lease paperwork as well as monitor lease renewals.
12. Conduct all business in accordance with company policies and procedures, fair housing, Americans with Disabilities Act and all other laws pertaining to the multi-family industry.
13. Overview knowledge – Physical Property Maintenance.
14. Knowledge and awareness of marketing and leasing functions.
EDUCATION AND EXPERIENCE:
High school graduate with an aptitude for leadership, management, office administration and mathematics. Previous management and real estate accounting experience necessary. Must have at least one-year proven track record of measurable peak property performance in similar position. Excellent verbal, written and interpersonal skills. Experience in the Low Income Housing and Tax Credits (LIHTC) Program is recommended.
