Responsibilities: Manage Global Real Estate Portfolio and Transactions: o Develop and secure alignment on a strategic plan to optimize s global real estate portfolio o Provide transactional management support and develop negotiation positions in connection with real estate purchases, divestitures, lease renewals, early lease cancellation, etc. o Manage both external third party service providers and internal customers to ensure business units receive the appropriate service level and quality at the lowest possible cost o Implement global lease administration database o Lead real estate market and workplace design studies o Participate in annual capital budgeting process Define CRE Policies, Standards and Processes: o Develop CRE policies that lead to more effective asset utilization, improve service performance and reduce total real estate costs o Establish strategic standards on a broad range of critical real estate issues, including space utilization standards, lease/own criteria, strategic market locations, etc. o Understand, translate and implement CRE best practices o Gain business unit and senior management buy-in / alignment o Develop standard business process œplaybooks o Post and maintain process documents on collaborative share-point Define Business Requirements: o Partner with business units to define real estate requirements, including requirement prioritization and trade-offs o Define key stakeholder requirements (EH&S, Risk Management, Treasury, Finance, etc.) o Introduce, challenge and recommend business requirements to senior management and business units o Communicate corporate and business unit requirements to third-party service providers, negotiate service level agreements and ensure delivery o Develop survey instrument to help prioritize and measure performance Deliver Savings: o Lead negotiations in connection with real estate leases, acquisitions and divestitures..
