With preliminary direction from a licensed architect and project managers, assist in pre-design/ planning and all design phases for tenant improvements and large-scale projects, including office spaces (250,000+ sq ft), data science labs, clean rooms, multistory mixed-use developments, hospitality, core-and-shell structures, and parking garages; engage in meetings and presentations with client representatives, presenting design concepts, feasibility studies, and project progress updates to align objectives and expectations; translate clients’ needs into comprehensive project programming documents, gather information on past projects, quick turnaround concept development including adjacency diagrams, space spreadsheets, narrative summaries, and room data sheets, to ensure the design meets functional and spatial requirements; assist in BOMA calculations and perform cost-benefit analyses to optimize rentable areas, helping clients maximize leasing efficiency and value; prepare and present high-quality visual materials for client and public meetings, using BIM software (Revit, AutoCAD) and rendering tools (VRay, Lumion, Enscape) to illustrate design intent and effectively communicate architectural concepts to stakeholders; develop and refine concept alternatives through detailed studies involving 3D massing, floor plans, space planning, building elevations, sections, and perspective views; conduct thorough site analysis, gathering data from provided surveys, as-built measurements, site photography, and zoning research, producing base drawings and analytical diagrams; design both exterior envelope and interior finishing through enlarged plans, elevations, sections, details, and axonometric diagrams; compile and analyze past project data for content development to create detailed plans and elevations for permitting submittals; conduct in-depth code research and analysis to address occupancy classifications, egress strategies, and accessibility compliance; ensure compliance with applicable codes (CBC, IBC, ADA, NFPA) and jurisdictional regulations throughout documentation phases; optimize workflow efficiency by leveraging BIM 360, worksharing strategies, and inter-disciplinary model coordination; translate clients’ functional and spatial requirements for structures into feasible design solutions, incorporating LEED sustainable design principles and preparing LEED documentation; incorporate necessary design solutions through custom detailing, structural engineering principles and building systems into architectural designs; revise drawings based on feedback from project architects and design directors, ensuring accuracy and alignment with project goals; contribute to firm-wide strategic initiatives, fostering sustainable and high-performance design approaches for urban, retail, and transportation projects; collaborate with senior designers and principals, synthesizing input to create innovative and practical design solutions; participate in multidisciplinary meetings with clients, consultants, contractors, and public agencies, advocating for cohesive project development; coordinate design integration with MEP/FP, structural, civil, lighting, A/V, telecom, interiors, and landscape consultants to produce comprehensive construction documentation; review drawing sets and coordinate structural elements, HVAC systems, lighting fixtures, and electrical layouts to maintain design integrity and functionality; research and select building materials, finishes, furniture, fixtures and equipment components, and sustainable products; collaborate with vendors, product representatives, and fabricators to select materials, address technical challenges, and ensure project specifications are met; etc.

Job Requirements:

Salary: $90,563 per year
