How Do I Get A Mortgage Originator License?
Apply For Your NMLS Account and ID Number. The first step to getting your Florida mortgage license is applying for an NMLS account and ID number. To do so, go to the NMLS website.

Complete Your NMLS Pre-License Education. Once youve created your NMLS account, its time to complete your pre-license education. Florida requires the 20-hour (18 hours & 2 hours elective) SAFE pre-licensure education course.

What are the education requirements for a Florida Mortgage Loan Originator License?
Under the Secure and Fair Enforcement for Mortgage Licensing Act of 2008, all new Florida mortgage loan originators must complete 20 hours of mortgage education. An 18-hour online instructor-led course, and a 2-hour Florida state law and rules course. New state-licensed Mortgage Loan Originators are required to complete a 20-hour SAFE pre-license course that includes:

How much income can I earn on each closed loan working as a contractor for US Mortgage Lenders?
Assuming max compensation of 275 bips on a 400,000 loan x 2.75= total commission of $11,000. Company fees are 10% + $200 on each closed loan. In this case, company fees are $1300. Company fees of 1300- 11000= $9700 commission paid to you by 1099. You are responsible for your own expenses and write-offs. If you are a realtor earning 3% on the real estate side you could easily double your income as a dual agent.

Florida Mortgage Loan Originator Requirments:
1. Form MU1. Each business shall apply for a Florida Mortgage Loan Originator license by submitting a Form
MU1 through NMLS. Form MU2 must also be completed through NMLS for each control person listed on Form MU1.
2. Filing Requirements. Upon receipt of the following, the Florida Office of Financial Regulation
will consider a Florida Mortgage Loan Originator application received and begin reviewing the application:
o Form MU1 filed through NMLS
o Statutorily required application fee ($425)
o FBI criminal history background check results (control persons)
o State criminal history background check results (control persons)
o Credit report (control persons)
NOTE: A control person that holds an active loan originator license in Florida is exempt from the FBI & State criminal background check and the credit report required as part of the Florida mortgage Loan Originator application requirements. The Florida Office of Financial Regulation will not begin its review of an application until
all the items listed above have been received. Once an application has been deemed received, the NMLS status will change from Pending-Incomplete to Pending Review (link removed) the status has been changed to Pending-Review the application will be reviewed and deficiencies will be added as license items in NMLS.
3. Principal Florida Mortgage Loan Originator. Complete the Qualifying Individual Florida mortgage loan originator section of the MU1 form to add the Principal Loan Originator. You must select Florida as an applicable jurisdiction. The
Principal Loan Originator must be licensed as a Florida loan originator. The Principal Loan The originator must also demonstrate to the satisfaction of the Office of Financial Regulation that he or she has been actively engaged in a mortgage Loan Originator related business for at least one year before being designated as a Principal Loan Originator. Individual licensure with the Office of Financial Regulation for one year will satisfy the experience requirement.
4. FBI & State Criminal Background Check. Each controlling person must submit fingerprints to a live scan vendor approved by the Florida Department of Law Enforcement and published in the Florida Department of Law Enforcements website for submission to Florida Department of Law Enforcement for a state criminal background check and to the Federal Bureau of Investigation for an FBI criminal background check (ORI Number: FL921050Z). The cost of fingerprint processing shall be borne by the applicant and paid directly to the Live Scan vendor. Resubmission of the prints for the state criminal background check may be required if incorrect information (social security number, date of birth, etc ) is provided to the Live Scan vendor. Resubmission of prints will result in additional costs to the individual being reprinted.
