JOB SUMMARY

The Development Manager works hand in hand with the Development Director to support the execution of ground up deals including the site analysis, pre-construction process for assigned projects, managing third party consultants and obtaining the appropriate reports/surveys, securing approvals/permits from city and other government agencies, and coordinating a smooth transition to Construction Project Managers for demo and construction. You will manage the financial objectives of a project and be responsible for meeting all project objectives.

ESSENTIAL DUTIES

  • Evaluate the feasibility of potential acquisitions, determine the scope of new developments, develops documentation recommendations for the Investment Committee on key findings that may affect the return and financial performance of the proposed deal;
  • Collaborate with Acquisitions to lead due diligence research on assigned development projects;
  • Conduct site visits to assess benefits and risks of a particular property;
  • Coordinate with architects; review and approve architectural plans and construction documents to ensure projects are designed and coordinated per SoLa development standards and are within budgets;
  • Coordinate with third party consultants and vendors (survey, environmental, geotechnical, etc.);
  • Obtain RTI (entitlements, permits, covenants, and other documents) for assigned projects in a timely and cost-effective manner;
  • Coordinate and collaborate with Construction Project Managers for site demolition and provide support during construction execution;
  • Review project budgets and schedules to ensure projects are completed in a timely manner
  • Complete other tasks and projects as assigned;

Requirements

  • 2-4+ years of real estate development experience;
  • College degree in urban planning, real estate, architecture, project management, construction management, finance, or related field and/or equivalent experience is preferred;
  • Familiarity with feasibility studies, zoning, building codes, plan check and the permitting process;
  • Construction knowledge or experience;
