Director of Construction Location: US-IL-Chicago Email this job to a friend

POSITION SUMMARY The Director of Construction will be responsible for all aspects of the construction team's management; including but not limited to recruiting, hiring, retention and dismissals as appropriate. The candidate will be the primary point of contact for multiple ownership groups and stakeholders regarding the status of construction projects and budget updates. The candidate will implement best practices across the board to assist with overall company growth while fostering an environment of collaboration and teamwork. Success will be measured in terms of on-time, on-budget turnovers of apartments and houses based on accurate project scopes and timelines. This is a hybrid position that will split time between the field and the office. ESSENTIAL FUNCTIONS - Recruiting, Hiring, Retention, and Dismissal of employees as appropriate
- Serve as primary point-of-contact for multiple ownership groups and stakeholders regarding the project and budget updates
- Quoting and oversight of all apartment turnovers for 1700+ rental unit portfolio, house flips, etc.
- Work efficiently and effectively to build a great foundation of best practices to assist with company growth
- Serve as primary point-of-contact for all building code violations, coordinate repairs, testify in court as necessary
- Implement best practices across the board to assist with company growth
- Deliver on-time, on-budget turnovers of apartments and houses based on accurate scopes
- Take ownership of a project and see it through to completion with amazing attention to detail
RESPONSIBILITIES - Assist in managing the field and project team successfully and collaboratively
- Manage project files and flow of information for assigned projects
- Participate in developing and maintaining the project schedule
- Draft subcontracts
- Assist with field quality control, subcontractor coordination, photo documentation, buyout activities, and project closeout
- Perform site safety walks, promoting and enforcing safe work practices
- Use project management and scheduling software consistently and accurately
- Attend company and industry events including meetings, training, workshops, etc
- Other related duties as assigned or needed
QUALIFICATIONS Degree in Construction Management, or related field, and minimum 3 years of experience as a Project Manager, or equivalent role, in the construction industry. Candidates must have a basic understanding and knowledge of the construction industry, job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology. Key competencies are leadership, initiative, communication, teamwork, and dependability. Technical Skills: Yardi, MS Office Suite, G-Suite Requirements: Background Check, Drug Screen, OSHA Certified PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee, with or without reasonable accommodations, to successfully perform the essential functions of this job. While performing the duties of this job the employee may be exposed to conditions that include weather such as heat and/or humidity and cold, fumes or airborne particles, exposure to dust and asphalt, and moving mechanical parts. There may be occasional exposure to toxic or caustic chemicals. Conditions can also include the risk of electrical shock and the risk of vibration. The noise level in the work environment can often be loud. The Director of Construction is regularly required to: - Walk, climb stairs, sit, and stand.

- Reach with hands and arms.
- Use hands and fingers to operate tools and other business machines.
- Lift and/or move up to 50 lbs.
Compensation is commenustrated by experience: $80,000 - $110,000
