Tricycle Lane Ranches Ltd (TLR) has a tremendous opportunity for a full-time, permanent Facilities Manager to be based from our Irving Texas or Henderson, Colorado offices. TLR is the 25-year-old Property Management and Land Acquisition business for its sister companies BURNCO Colorado and BURNCO Texas (BURNCO), part of a 110+ year-old construction materials business.

Initially reporting directly to the company President, the Facilities Manager will oversee the daily operations of TLR's portfolio of primarily industrial properties located in a number of front range counties in Colorado and DFW in North Texas. In addition, the Facilities Manager will also oversee our growing portfolio of properties in our recently acquired Colorado Springs and Pueblo areas.

The ideal candidate must be a self-motivated, proactive, energetic and detail-oriented problem solver able to thrive in a dynamic environment with other like-minded team members. As a consummate professional, you will possess at least 3 to 5 years' experiences with IFMA credentials and a career in industrial property management, commercial leasing, construction, and budgeting. In addition, you will be familiar with the principles and benefits of IREM, BOMA and particularly the WELL organization's program for properties. Possessing either a civil engineering degree or technologist diploma would be a strong asset for this role.

What You Will Be Doing

  • Represent TLR and its interests, employees and tenants as a consummate professional
  • Able to read and understand architectural and engineering drawings
  • Plan, organize and direct administrative services (signage, building and grounds maintenance, safety, parking, etc.)
  • Oversee the regular maintenance and repair of base building HVAC, plumbing, electrical and other systems, tendering and award of services and manage regular scheduling including oversight of awarded trade suppliers with local management
  • Create and administrate facility policies
  • Administer contracts for the provision of supplies and services including competitive bidding processes
  • Oversee analysis of data and information
  • Plan and manage budgets (including forecasting of operating costs for properties individually)
  • Responsible for recording and distributing individual property operating costs to properties including tenants
  • Aid in getting permits for our clients to operate on the properties.
  • Maintain an up to date and comprehensive property control report
  • Maintain schedule of tenant requirements (e.g., insurance, etc.)
  • Work with our Accounting team to manage finances on projects
  • Ensure projects are completed successfully according to local building codes, on schedule, on time, and within budget
  • Update, maintain and develop management procedures as required
  • Provide first line response to emergencies, carrying out TLR policies and procedures
  • Manage emergency contacts to ensure they are current
  • Observe and report security issues and safety concerns as prescribed in TLR manuals
  • Ensure the physical security of all locations is appropriate, installed and operational for TLR and BURNCO locations, both rural and urban
  • Plan, organize and direct services for the maintenance of security systems as directed
  • Responsible for the day-to-day implementation of 24-hour security and system tests
  • Implementing / maintaining video surveillance, fencing and installing/maintaining alarm and key/fob entry systems working with our Canadian security team and OCC established standards and procedures
  • Help establish an incident reporting/tracking system
  • Identify key areas of vulnerability not presently covered by security
  • Assist with coordinating security checks where required
  • Perform any other job-related duties as required by Management.


Requirements

What We Would Like From You

Education, Certifications and Experiences

  • Post-secondary Degree (preference for Professional Civil Engineers or relevant technical training)
  • Possess a CPM or CFM designation or work toward one or both of those
  • Minimum of 3 to 5 years experience in property management, commercial leasing, construction, tenant regulations and budgeting with thorough understanding of corporate and industry practices, processes, standards, etc. interpreting and following local building codes and bylaws in Texas and Colorado
  • Ability to enforce company policies and procedures and ensure the facilities/property is operating in accordance with design, budget, and schedule
  • To be able to provide management, technical direction, and administration for more than one property at a time
  • Experience with assembly of bid documents and tenders for the estimating process
  • Strong understanding of local safety requirements (OSHA) and practice some
  • Strong understanding of commercial/industrial construction quality requirements
  • Strong understanding of typical BOMA/ANSI management procedures
  • Safety certificates are an asset (First Aid/OSHA)
  • Experience using Microsoft Office package with Intermediate or advanced user with MS Project/MS Excel, MS Sharepoint, and Google Maps / Google Earth
  • Strong multitasking and organization skills
  • Highly effective oral and written communication skills
  • Sustained sense of urgency and an appetite for a fast-paced work environment is mandatory.

Work Conditions

  • On-call availability
  • Occasional inspection of cables in floors and ceilings, climbing ladders - with appropriate PPE gear
  • Valid Passport required - including the ability to legally travel to Canadian Headquarters for periodic meetings
  • Must be able to perform inter-state travel regularly
