Working closely with the Facilities Maintenance Manager, the General Maintenance Worker IV is a working leader responsible for the coordination and execution of routine and special Facilities projects in all Salem Five Bancorp locations. This individual must possess a working knowledge of light construction (Construction Supervisors license a plus) and the associated trades with proven trouble shooting and diagnostic skills as well as successfully delegating and supervising tasks performed by the General Maintenance Worker III position and other assigned maintenance staff.   The position demands a self-starter with the ability to define problems and resolve them quickly and adapt to changing priorities and/or situations as they arise. The General Maintenance Worker IV works well with people at all levels of personnel in and out of the department.



Understanding that all divisions of the Bank work together for one common purpose – to deliver a consistent and distinctive customer experience to all customers – all employees must have knowledge of Salem Five’s digital banking services and are able to use, understand and describe these services.





ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.




  • Responsible for the assessment and repair of all deficiencies found within approximately 40 physical building locations not pertaining to HVAC, electrical, plumbing, structural, or large roofing issues.




  • Using in house staff, plan, manage and successfully execute interior and exterior light construction projects from start to finish encompassing cement work, advanced framing/finish carpentry, dry wall installation and the associated finish applications, exterior envelope, roof patching and painting. This includes assessing/ordering stock, on site and travel logistics, and personnel scheduling.




  • Work in conjunction with vendors to facilitate the proper and successful completion of projects initiated by Salem Five Bancorp.




  • Responsible for documenting the physical and safety conditions of approximately 40 branch and administrative buildings via biyearly inspections.




  • Through the inspection and repair process, make recommendations to the Maintenance Manager for improving building deficiencies for all Salem Five locations.




  • Responsible for reading and comprehending a set of blue prints when needed.




  • Collect, catalog, and update pertinent information from all locations utilizing Window’s office programs.




  • Help facilitate the completion of tasks generated by the Facility’s maintenance request ticket system.




  • Regular communications with the Facilities Maintenance Manager about progress on assigned projects including assigned staff performance levels.




  • Notify Facility Maintenance Manager of maintenance issues as they arise including but not limited to the need for tradesmen.




  • Be a member of the afterhours call tree that responds to both security and fire related issues from a 24 hour monitoring Co.




  • Assess and acquire materials, tools, and supply guidance for jobs performed by Maintenance Worker I positions.




  • Proficient in the safe use of powered and unpowered hand tools.




  • Repair and assemble furniture, office equipment, and cubical systems.




  • Proficient with mobile smart phones and downloading applications.  This includes the basics of texting, email and application management.




  • Ability to use desktop applications such as MS Office (Excel, Word, Exchange)




  • Proficient utilizing the Internet (mobile and desktop) to search and locate information




  • Embrace new and emerging technologies to support operations through flexibility and the ability to learn and adapt to change




  • Demonstrates compliance with banking business laws and regulations as defined in Bank policies and procedures pertinent to the position.




  • Secure buildings as needed.




  • Requires work to be periodically performed outside of normal business hours.




  • Regular attendance is essential to this position.




  • Assumes additional responsibilities as requested.



NON ESSENTIAL DUTIES – None



 



SUPERVISORY RESPONSIBILITIES



Directly supervises all field personnel including but not limited to the Maintenance Worker II and III positions and assists the Maintenance Manager in the yearly written assessment of maintenance staff reviews.  



QUALIFICATIONS 



To perform this job successfully an individual must have a strong construction background with supervisory experience and be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE



High school diploma and a minimum five years in a supervisory role, five years experience in light construction concurrent with five years in facilities maintenance position or ten years in light construction and demonstrating additional aptitude for at least two of the following trades:  electric, HVAC and/or plumbing, with a working knowledge of Microsoft Office Excel, Outlook, and Word applications.





LANGUAGE SKILLS



Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to communicate effectively with Bank employees and tradesmen.   





MATHEMATICAL SKILLS



Ability to perform basic arithmetic functions: adding, subtracting, multiplication, division, percentages, and ratios.  Ability to perform these operations using units of American money and weight measurement, volume, and distance.





REASONING ABILITY



Ability to apply common sense understanding to carry out written and oral instructions.  Ability to deal with problems involving several concrete variables in standardized and fluid situations.  Ability to apply common sense understanding to carry out multiple step procedures involving the repair and maintenance of the physical plant and equipment.





CERTIFICATES, LICENSES, REGISTRATIONS



Valid Driver's License and acceptable driving record, Construction Supervisors license is preferred but not required.

The employee must be able to properly handle and use a 10’ stepladder, 30’ extension ladder and have the ability to climb both up and down from heights of up to 40 feet.  While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and climb or balance.  The employee frequently is required to stoop, kneel, crouch, or crawl.  The employee is occasionally required to talk or hear.  The employee must regularly lift and/or move up to 50 pounds.  Specific vision abilities required by this job include close vision.
