The General Maintenance Worker performs general maintenance and repair of equipment and buildings. Work involves routine duties such as: replacing electrical receptacles, wires, switches, various fixtures, using plaster or compound to patch minor holes and cracks in walls and ceilings, repairing or replacing sinks, water coolers, and toilets. General Maintenance Workers paint structures and equipment; repairing or replacing concrete floors, steps, and sidewalks, replacing damaged paneling and floor tiles, hanging doors and installing door locks, and replacing broken window panes. This list is not all-inclusive and the GMWs primary responsibilities overall include performing general maintenance, preventative maintenance, and repairs on buildings, equipment, and machinery in various trades. The ideal EMI General Maintenance Worker has practical skills and knowledge in various trades such as grounds work, painting, carpentry, plumbing, masonry, HVAC, and electrical work.


Salary

$18.26 / hr. plus $4.41 fringe benefits used towards insurance and 401k!

Key Responsibilities

  • Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.
  • Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment
  • Clean or lubricate shafts, bearings, gears, or other parts of machinery
  • Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions
  • Inspect, operate, or test equipment to diagnose malfunctions
  • Adjust functional parts of devices or control instruments
    • use hand tools, levels, plumb bobs, or straightedges
  • Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures
  • Align and balance new equipment after installation
  • Diagnose mechanical problems and determine how to correct them
    • checking blueprints, repair manuals, or parts catalogs, as necessary
  • Operate cutting torches or welding equipment to cut or join metal parts
  • Inspect used parts to determine changes in dimensional requirement
    • use rules, calipers, micrometers, or other measuring instruments
  • Set up and operate machine tools to repair or fabricate machine parts, jigs, fixtures, or tools
  • Maintain and repair specialized equipment and machinery found in various commercial buildings
  • Fabricate or repair counters, benches, partitions, or other wooden structures
    • such as sheds or outbuildings
  • Lay brick to repair or maintain buildings, walls, arches, or other structures
  • Provide grounds keeping services, such as landscaping and debris removal
    • Perform general cleaning of buildings or properties
  • Plan and lay out repair work
  • Inspect buildings following a checklist
  • Dismantle devices to access and remove defective parts
  • Record type and cost of maintenance or repair work
  • Order parts, supplies, and equipment from catalogs and suppliers, or obtain them from storerooms
  • Maintain inventory on tools and equipment
  • Perform other duties as assigned



Essential Skills

  • Thorough knowledge of methods, materials, tools, and equipment used in both rough and finished carpentry in commercial/industrial settings
    • applicable building and safety code requirements
  • Knowledge of building architectural/structural elements
    • including alterations and repairs
  • Use tools ranging from common hand and power tools
    • such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices
  • Adaptable and flexible in work situations
  • Prioritizes tasks to ensure completion in a timely manner
  • PRACTICES WORKPLACE SAFETY in the use of tools, equipment, and supplies
    • Including proper use of personal protective equipment (PPE)

Requirements

  • High School diploma or GED
  • 4+ years related experience and/or formal vocational/technical training in a variety of building and/or utility trades
    • Each complete year of accredited college education in a related field may be substituted for the equivalent number of years of required experience
  • Valid drivers license
  • Pass a pre-employment drug screening and background check
  • Regular, dependable attendance
  • U.S. citizenship to obtain and maintain access to military installations



Physical Requirements


  • Must be able to lift up to 50lbs unassisted
  • Use of hands, reaching with hands and arms, talking, and walking
  • Prolonged periods of sitting, bending, squatting, standing, twisting, or stooping
  • Climbing ladders and entering confined spaces
  • Lifting and adjusting heavy objects, contact with sharp, hot and/or very cold supplies and equipment.
  • Work both indoors and outdoors in various temperatures (some extreme) and weather conditions.
