Harmoniq Residential and Colliers | WI is seeking an enthusiastic, professional Leasing Agent/Tenant Coordinator to assist our company with marketing and leasing in the Milwaukee market. The Leasing Agent will oversee leasing activities, resident relations, and orientation of new tenants, and assist with performing property management and clerical tasks. This individual also strives to make current residents feel welcome and comfortable in their community. You will work directly with the property manager, property owners, and tenants, contributing to a positive atmosphere in the office and portraying a positive image of the company in your activities.

To be successful you need to balance the needs of property owners with those of tenants and achieve occupancy and rental goals. Top applicants are proficient multitaskers, are organized, and have strong people skills.

  • Code and process vendor invoices and accounts payable.
  • Track and file vendor and tenant Certificates of Insurance. Maintain insurance tracking system database.
  • Maintain tenant contact list, vendor contact list, insurance information, etc.
  • Develop and maintain key calendar dates for the property.
  • Prepare and coordinate bid comparison analysis and evaluations.
  • Create and maintain vendor files, both hard copy and electronic.
  • Create and maintain lease and property files, both hard copy and electronic.
  • Assist in lease administration activities including lease abstracting, reporting, etc.
  • Assist with the monthly rent statement preparation process.
  • Assist in invoice rent statement preparation process.
  • Assist in invoice tenant work order billbacks (meter readings, HVAC, etc.).
  • Process service contracts, leases, amendments, exhibits, and general correspondence.
  • Set up and maintain tenant, prospect, vendor, and general correspondence files.

Requirements

  • 1+ work experience as a Leasing Agent or customer service role.
  • Proficient knowledge of real estate industry, property management principles and relevant legislation.
  • Must possess strong attention to detail, great communication skills and sales ability.
  • Able to undertake multiple projects, manage shifting priorities, and handle a heavy workload.
  • Highly organized and capable of meeting strict deadlines and understand the sense of urgency.
  • Demonstrate ability to support and contribute to a community team.
  • Excellent negotiation and problem-solving skills.
  • Available to work extended hours to show units to potential tenants, including Saturday's.
  • Bachelors degree preferred, but not required.

HELPFUL SKILLS

  • Familiar with property management software.
  • Desire to learn and grow with a company.
