Mission: Your mission will be to facilitate and oversee the smooth execution of real-estate transactions, manage loan coordination activities, and provide cross-team support to ensure successful outcomes. This position will function as a part of our Captial Markets team. You will play a critical role in the company's overall success by ensuring the timely and accurate completion of transactions, maintaining effective communication with stakeholders, and coordinating with various teams to streamline processes. This role will play an essential role in providing support to Spartan's Investor Relations, Acquisition and Asset Management teams on purchases, dispositions, and refinances.

Requirements

Key Results:

  • Lender requests returned within 48hrs.
  • Build & maintain relationships with x2 Title companies.
  • Attend 2 external industry events per year.

Requirements:

  • Coordinate and manage all aspects of loan closings, ensuring compliance with legal and regulatory requirements.
  • Work closely with internal and external stakeholders, including brokers, attorneys, lenders, and title companies, to ensure smooth closing processes.
  • Facilitate due diligence activities, review and analyze documentation, resolve issues, and oversee the finalization of contracts, purchase agreements, and lease agreements.
  • Serve as the primary point of contact for loan coordination activities, working closely with lenders, borrowers, and internal teams.
  • Facilitate the gathering and submission of required documentation, including financial statements, appraisals, and legal documents.
  • Coordinate loan application processes, monitor loan progress, and proactively identify and address any potential issues or delays.
  • Ensure compliance with loan covenants and assist in negotiating favorable loan terms and conditions.
  • Collaborate with various internal teams, including acquisitions, capital, finance, and legal, to provide support and assistance throughout the transaction lifecycle.
  • Foster strong working relationships and effective communication channels to facilitate seamless collaboration.
  • Assist in preparing opportunity memos, financial models, and other relevant materials required for decision-making processes.
  • Contribute to the continuous improvement of processes and systems to enhance operational effciency.

Competencies:

  • Real Estate Knowledge: Possess a solid understanding of commercial real estate transactions, including purchase and sale agreements, title & escrow, and bank financing processes. Familiarity with loan documentation, financing structures, and loan coordination activities is desired.
  • Detail-oriented: Display meticulous attention to detail, ensuring accuracy in reviewing and analyzing legal and financial documentation. Proactively identify potential issues or discrepancies and take appropriate measures to resolve them.
  • Communication and Collaboration: Exhibit excellent interpersonal and communication skills to effectively interact with stakeholders at all levels. Able to build and maintain strong relationships with internal teams, external partners, and service providers. Collaborate seamlessly within cross-functional teams to achieve shared objectives.
  • Organizational and Time Management: Possess strong organizational skills to manage multiple transactions and loan coordination activities simultaneously. Prioritize tasks effectively, meet deadlines, and adapt to changing priorities in a fast-paced environment.
  • Problem-solving: Demonstrate a proactive and solution-oriented mindset when faced with challenges. Identify potential risks or obstacles and propose practical solutions to mitigate them. Ability to think critically, analyze complex information, and make informed decisions.
  • Confidentiality and Integrity: Handle sensitive and confidential information with utmost discretion. Maintain high ethical standards and uphold the company's values in all interactions.

Qualifications:

  • Bachelor's degree required.
  • Credit skills with ability to understand financial statements, investment opportunity memos, and closing statements.
  • 2+ years of experience in title & escrow, real estate transactions, real estate law, appraisal review, loan underwriting, or investment diligence

Benefits

Compensation:

  • Salary $55,000 - $65,000.00 base depending on network and experience.
