Summary & Objectives

The On-Site Apartment Manager is responsible for performing highly diversified duties to maintain residential unit occupancy, ensure tenants are satisfied with the property, and follow processes to support the propertys business goals and objectives. All On-site candidates must be able to pass tenant credit and background checks to be eligible for the position.


Essential Functions

  • Demonstrate ability to understand financial goals and operate assets in owners best interest in accordance with Coastline Equity's Standard Operating Procedures.
  • Maintain accurate records of all community transactions and submit them on time (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
  • Prepare annual budgets and income projections in a timely and accurate manner.
  • Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner.
  • Generate necessary legal action, documents, and process in accordance with State and Company guidelines.
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance.
  • Ensure that A/P invoices are submitted to the corporate office for payment, and handle all funds.
  • Perform leasing activities, schedule shows, and work with the Property Management team to fill vacancies.
  • Ensure tenants' needs are heard and resolved as approved by the Property Management team and Standard Operating Procedures.
  • Use various forms of technology, software, and hardware to review tasks and perform in a timely manner.
  • Detect faulty operating and defective materials and report those and any unusual situation to proper supervision.
  • Maintain the safety and security of the assigned property.
  • Ensure all community, property, management, and landlord expectations are met.
  • Submit all requested paperwork, invoices, and documentation in an appropriate and timely manner.
  • Perform quality customer service to prospective tenants and the general public.
  • Schedule and meet with prospective tenants, vendors, and Coastline Equity staff as needed.
  • Enforce the terms of rental agreements and oversee rental proceedings.
  • Comply with all safety regulations and maintain clean and orderly work areas.
  • Maintain the cleanliness of the property's common areas and entryway.
  • Assist with the turnover and cleaning of vacant apartments.
