JOB SUMMARY

The Project Manager of Preconstruction is a newly created role. The ideal candidate embraces SoLas mission and is passionate about promoting SoLas short and long-term goals. This position will play a crucial role in overseeing the preconstruction phase of our multifamily housing projects. This individual will be responsible for leading and coordinating all activities from project initiation to the start of construction. The successful candidate will collaborate closely with various stakeholders, including architects, engineers, subcontractors, and internal teams, to ensure the smooth and efficient transition from design to construction.

Requirements

ESSENTIAL DUTIES

Preconstruction Planning:

  • Develop and implement a comprehensive pre construction plan for each project, outlining key milestones, timelines, and resource requirements
  • Conduct feasibility studies, constructability, and multiple phase design reviews from SD to DD to CD, site assessments, and due diligence activities to assess project viability
  • Collaborate with the design team to review architectural plans, engineering drawings, and specifications, identifying potential issues or improvements

Budgeting and Cost Estimation:

  • Coordinate with estimators to prepare detailed cost estimates for each project phase, including site development, materials and equipment procurement, labor, and subcontractor services
  • Monitor and control project budgets throughout the preconstruction phase, identifying cost-saving opportunities and managing potential risks

Procurement and Vendor Management:

  • Develop and maintain relationships with subcontractors, suppliers, and vendors to ensure competitive pricing and timely delivery of materials and services
  • Oversee the bidding process, evaluate proposals, negotiate contracts, and manage subcontractor selection

Permits and Approvals:

  • Coordinate with the Development team to work with regulatory agencies, local authorities, and utility companies to obtain necessary permits, approvals, and clearances
  • Ensure compliance with building codes, zoning regulations, and other applicable laws during the preconstruction phase

Value Engineering:

  • Collaborate with the design and construction teams to identify opportunities for value engineering and cost optimization without compromising quality or design intent
  • Propose alternative solutions, materials, or construction methods to achieve project goals within budget constraints

Team Collaboration and Leadership:

  • Foster strong working relationships with internal teams, including development, design, construction, and finance, to facilitate effective communication and collaboration
  • Lead and motivate the preconstruction team, providing guidance, mentoring, and support to ensure project objectives are met


EDUCATION & EXPERIENCE

  • Bachelors degree in Construction Management, Architecture or related field preferred but not required
  • Minimum 5 years Project Manager or Pre Construction Manager, or a similar role in in the construction industry with a focus on multifamily housing
  • Familiarity with building codes, regulations, and industry standards related to multifamily housing


SKILLS & ABILITIES

  • Fluent in English and Spanish preferred
  • Proficiency in construction project management software, scheduling tools, and BIM (Building Information Modeling) software
  • Well-developed time management skills with the ability to manage multiple priorities
  • Highly organized, resourceful, proactive, creative, detail-oriented, and critical thinking skills required; willingness and ability to learn quickly and on-the-fly
