JOB SUMMARY

The Private Equity Analyst will report directly to the CEO and COO of SoLa Impact. They will play a key role within the investment team including acquisitions, development, asset management, investor relations, capital raising and other special projects and consequently will have close interaction with the firms Senior Executive Team.

ESSENTIAL DUTIES

• Conducting detailed financial analyses of ground-up development and value-add investments to determine attractiveness of investment opportunities (Primarily the Multifamily sector: Affordable Housing, Market rate, & Mixed-use);
• Building financial models from scratch to reflect complex deal structures, analyzing in detail the models and underwritings of operating partners, and running sensitivity analyses across a variety of variables to assess the relative risks and opportunities of a given deal or structure;
• Tracking, updating, and analyzing budgets and cash flows and keeping updated pro formas for current development projects;
• Analyzing diverse categories of data and assisting in the preparation of investment memoranda for the partners and for external investors;
• Tracking economic, capital market, and real estate trends to help develop investment and asset management strategies;
• Complete other tasks and special projects as assigned.

Requirements

EDUCATION & EXPERIENCE

• One to four years of prior relevant work experience in real estate private equity, real estate investment banking or real estate finance (preferably from a top-tier firm);
• Undergraduate degree in relevant field (business, finance, economics, etc.) from a top tier institution with a proven track record of academic excellence; advanced degrees considered but must accompany at least two years of real estate analytical experience.

SKILLS & ABILITIES

• Ability to perform detailed financial analyses including financial statement analysis, cash-flow modeling, carried interest/waterfall calculations, IRR and cap-rate analyses, etc. (Strong analytical ability is absolutely essential);
• Expert level knowledge of Excel. Will create complex excel models from scratch, be able to go beyond a template with ease; (there will be a modeling test)
• Ability to work well in a small, dynamic, fast paced team and proactively take on tasks with limited direction;
• Evidence of outstanding written presentation ability (in both Word and PowerPoint).
