JobsRUs.com is seeking to hire a Commercial Property Manager for our client in Miami, FL!

Pay rate: 45.00
Hours: 8-5 pm

Remote/Hybrid/In-Person: In-Person

Location: Miami, FL

Assignment Duration: 4 Months

Resource's typical working day: Rental Car company at the Miami Airport handle the OM (operations and maintenance). Sit between the rental car company and the airport. They would be the leader of the site.
Helping to manage day to day operations.
Will be provided with a budget and will be expected to manage the budget. Additionally they will be expected to keep taps on agreements with the client to ensure they are being met as well as vendor agreements.

Years of Experience needed: 8 years of more of experience

Level of Education: Bachelor's Degree is Highly preferred but not required

Systems/Software proficiencies: Excel and PowerPoint proficiency is required

Working knowledge of architectural, electrical and mechanical systems.

SCOPE OF RESPONSIBILITY Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department. Develops and maintains positive relationships with clients. Attends client meetings. Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Ensures that all work and services are provided in accordance with building code, regulatory requirements, and quality and safety standards. Develops operations, maintenance and capital improvement plans for assigned properties. Prepares PO Requests in Clients PeopleSoft Procurement system. Codes and approves invoices for payment related to assigned facilities. Meets with tenants regularly and maintains positive relations; resolves matters requiring attention timely, efficiently and cost effectively. Coordinate test fit drawings, and work with CBRE Project Management team in developing construction budgets for new leases/expansion projects at owned and leased properties. Reviews work orders to ensure that assignments are completed. Responsible for facilities inspections and reports. Coordinates and manages moves, adds and change activities. Obtains and reviews price quotes for the procurement of parts, services, and labor for projects. Manages capital projects. Prepares capital project and operating budget and variance reports. Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances. Manages vendor relationships and trains vendors on work order and billing procedures. Responsible for invoice processing and accuracy of cost center coding. Uses pc and/or PDA for work order system, email, ESS and training. Provides process and procedure training. Conducts financial/business analysis including preparation of reports. Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges. Other duties may be assigned.

EDUCATION and EXPERIENCE High school diploma or general education degree (GED) required. Minimum of four years of related experience and/or training. Associates degree or Bachelors degree preferred with focus on business, technical or management areas. Prior supervisory experience preferred. Medical office property management experience is strongly preferred.

CERTIFICATES and/or LICENSES Facility Management certification preferred. Driver's license may is required. COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues. FINANCIAL KNOWLEDGE Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of architectural, electrical and mechanical systems. Working knowledge of leases, contracts and related documents.
