The Role

We are seeking a Senior Finance Associate to join our team at LAC and contribute to our financial operations. In this role, you will provide essential support to our senior finance team members and CFO in various areas including financial analysis, reporting, and operations. Your responsibilities will encompass financial analysis, budgeting and forecasting, financial reporting, due diligence requests, valuations, cash flow modeling, and ad-hoc projects. Collaboration with our Accounting, Development, and Asset Management teams will be an integral part of your work.

Overall, you will play a critical role in ensuring the financial health, stability, growth, and decision-making processes of LAC. This position is ideal for individuals looking to transition from an accounting-focused role and delve deeper into financial management. You will report to our Director, Finance.

This is a hybrid role working out of our Santa Monica office (2-3 days).

What You'll Do

  • Prepare quarterly valuations for all real estate holdings, including calculations of normalized net operating income and discounted cash flow models
  • Liaise with property management companies and external accounting firms to review and coordinate property-level financial statement audits
  • Calculate periodic distributions for real estate entities based on the waterfall terms in their underlying limited partnership agreements and loan documents
  • Maintain equity schedules for Class B employee members to track distributions as well as NCI allocations for financial reporting
  • Collaborate with other departments (asset management, development, etc.) to oversee the maintenance of our newly created database of various property-level metrics; assist with building out automated reporting functionality using this data
  • Maintain quarterly schedule of real estate owned to track DSCRs, LTV ratios, and other metrics requested by lenders
  • Assist with due diligence requests from lenders as needed for credit underwriting
  • Prepare calculations of and provide key information on investment transactions, development fees, and asset management fees to Corporate Accounting for use in the quarterly financial statements
  • Design, implement, and continually strengthen key policies, procedures, and controls for the finance team as well as those of the property management companies
  • Perform special projects or duties as assigned

Your Education and Experience

  • Bachelors degree in Business, Accounting, or Finance
  • 3-5 years of experience working in the field of finance or accounting
  • Highly proficient with Microsoft Office, particularly Excel


Preferred Qualifications

  • CPA license
  • Experience at a "Big 4" public accounting firm
  • Background in real estate and partnership accounting
  • Experience with low-income housing tax credits and/or investment management is a plus

Benefits

The expected base salary range for the role is $107,000- $125,000. This represents the current range and is subject to change. To determine starting pay we carefully consider a variety of factors, including primary work location and an evaluation of a candidates skills, experience, market demands, and internal parity.
