The Role

Job Summary

Immediate Opening in our NYC office for a Senior Project Manager with minimum 8 years experience in Building Envelope restoration FISP projects, historic preservation projects, investigations and assessments of building system deficiencies, site condition assessment and construction documents.

Responsibilities and Duties:

  • Prioritize and manage multiple projects within budget restrictions.
  • Coordinate and manage internal kick-off, milestone, and closeout meetings for projects.
  • Coordinate Draftsmen for projects.
  • Verify schedules, ensure adherence to project plans and timelines to be met by internal and external resources.
  • Collect post-project feedback to look for issues and opportunities for improvement.
  • Represent clients in obtaining bids and awarding construction contracts.
  • Proactively monitor work progress, schedule, and budget to ensure all targets are met.
  • Create and review project status reports.
  • Provide guidance and mentoring to Project Associates.
  • Communicate status and issues with clients, contractors, consultants, and internal staff; resolve discrepancies and problems.
  • Work closely with teams to understand the scope of work, budget, goals, deliverables, and timeline to ensure project success.
  • Conduct on-site inspections and document existing conditions; perform field testing, photographic documentation, creation of hand/field sketches and observe & evaluate work in progress.
  • Record field measurements and perform basic calculations.
  • Organize field data to facilitate analysis and problem solving.
  • Maintain organized records, files, drawings, and other data essential to the projects success and ensure they are complete and stored appropriately.
  • Review construction plans.
  • Preparation of written correspondence with clients, attorneys, contractors, etc.
  • Prepare investigation reports and bid documents, including drawings and technical specifications.
  • Preparation of Construction Cost Estimates.
  • Knowledge of local, state, and other applicable municipal building codes and ability to apply to the subject work.
  • Improve job knowledge by attending educational workshops, reviewing professional publications, establishing professional networks, and participating in professional societies.
  • Perform other related duties as assigned.

Estimated salary range for this position is $125,000.00 to $165,000.00

The salary listed is an estimate and not guaranteed. The salary offered will vary based on experience, education, skills, abilities, and certifications/license

Qualifications

Education

  • Bachelors degree from a four-year college or university in Engineering, Architecture or Construction Management related field.

Work Experience

  • 8+ years experience required in Engineering, Architecture or Construction Management or combination of education and experience.

Licenses and Certifications

  • OSHA 30 hour certified preferred, otherwise must complete within three months from date of hire, fees covered by Company.
  • Professional Certifications preferred.

Skills

  • Excellent written and verbal communication skills.
  • Ability to conduct construction inspections.
  • Ability to write a professional report.
  • Strong organizational skills and the ability to handle multiple projects at one time.
  • Ability to read construction drawings.
  • Ability to interact in a professional manner with clients and colleagues.
  • Ability to attend client meetings and events, as needed.
  • Ability to work overtime, as needed.
  • Ability to manage staff.
  • Proficiency in AutoCAD, Word, Excel, and PowerPoint.
  • Ability to work individually or with team members and work collaboratively with other disciplines.
  • Ability to work in the field and to travel outside local areas as workload and projects required.
  • Provide exceptional customer service.

Physical Demands

  • Ability to:
    • Lift/ Carry up to 40 lbs. (ladders, hammers, harness equipment, etc.).
    • Safely work at heights.
      • Work on suspended scaffolding on the exterior of the building high above ground (secured and protected).
    • Safely use and/or operate ladders, lifts and other access equipment.
