Job Title: Residential Property Manager

Overview: We are seeking a skilled and experienced Residential Property Manager to oversee the day-to-day operations of our residential properties. The ideal candidate will possess excellent communication, organizational, and problem-solving skills, with a strong commitment to providing exceptional customer service to tenants. This role requires a proactive and detail-oriented individual who can efficiently manage property maintenance, tenant relations, leasing activities, and financial operations.

Responsibilities:



  1. Tenant Relations:


    • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally.
    • Facilitate the leasing process, including tenant screening, lease negotiations, and move-in/move-out procedures.
    • Enforce lease terms and policies consistently, ensuring compliance with regulations and lease agreements.
    • Foster positive relationships with tenants to promote tenant satisfaction and retention.


  2. Property Maintenance:


    • Coordinate and oversee routine maintenance, repairs, and renovations to ensure properties are well-maintained and meet safety standards.
    • Conduct regular property inspections to identify maintenance needs and address issues promptly.
    • Manage relationships with contractors, vendors, and service providers to ensure quality workmanship and cost-effective solutions.
    • Develop and implement preventative maintenance programs to preserve property value and minimize expenses.


  3. Financial Management:


    • Prepare and manage property budgets, ensuring expenses are controlled and within budgetary limits.
    • Collect rent payments, fees, and deposits in a timely manner and maintain accurate financial records.
    • Monitor financial performance and prepare monthly, quarterly, and annual financial reports for property owners.
    • Implement strategies to maximize rental income, minimize vacancies, and optimize property profitability.


  4. Legal Compliance:


    • Stay informed about federal, state, and local housing regulations, ensuring properties remain in compliance with all applicable laws and regulations.
    • Handle eviction proceedings in accordance with legal requirements and company policies.
    • Maintain thorough documentation of all tenant interactions, lease agreements, and property-related incidents.


  5. Team Management:


    • Supervise property maintenance staff and other on-site personnel, providing guidance, training, and support as needed.
    • Foster a positive and collaborative work environment, promoting teamwork, accountability, and professional development.


Qualifications:


  • Bachelor’s degree in Business Administration, Real Estate Management, or related field (preferred).
  • Proven experience in residential property management, with a strong understanding of property operations, leasing procedures, and maintenance practices.
  • Knowledge of landlord-tenant law, fair housing regulations, and other relevant legal requirements.
  • Excellent communication skills, both written and verbal, with the ability to interact effectively with tenants, staff, contractors, and property owners.
  • Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple responsibilities simultaneously.
  • Proficiency in property management software and Microsoft Office Suite.
  • Detail-oriented with a focus on accuracy and attention to detail.
  • Ability to work independently with minimal supervision and make sound decisions under pressure.
