JOB SUMMARY

Under the direction of the Head of Development, the VP of Development will be responsible for the execution of ground up projects. Primary duties include directing their team through the entire pre-construction process for their assigned projects, monitoring progress and assisting when necessary. This includes the financial analysis, due diligence of potential acquisitions, coordinating with architects and design engineers on building design, securing approvals/permits from city and other government agencies, and ensuring a smooth hand-off to construction project managers for demo and construction

Requirements

ESSENTIAL DUTIES

  • Reporting to the Head of Development, the VP of Development will lead their assigned team to deliver projects full cycle on budget and on schedule
  • Guide and support associates / managers, providing mentorship and coaching to drive performance and foster a culture of continuous improvement
  • Ensure acquisitions and due diligence of properties is comprehensive and consistent with SoLas standards
  • Determine the scope of development and appropriate entitlement path for new developments
  • Lead assigned team of development associates / managers to obtain RTI on a large and growing pipeline of affordable housing and urban mixed-use projects
  • Provide analysis and recommendations for resolving escalated issues regarding entitlements, permits, covenants, building design, due diligence, contracts, etc.
  • Provide recommendations to the Investment Committee on key findings that may affect the return and financial performance of each proposed deal
  • Create presentation and reports on project performance for internal and external audiences
  • Review and approve architectural plans to confirm Sola development standards in conjunction with construction managers
  • Review and approve contracts with architects, consultants, and vendors in consultation with legal team
  • Coordinate with construction project managers for site demolition and hand-off to construction
  • Ensure projects are delivered on schedule and within budgets
  • Complete other tasks and projects as assigned

EDUCATION & EXPERIENCE

  • 15+ years of real estate development experience required
  • Bachelors Degree in real estate, urban planning, architecture, project management, construction, finance, or related field required; Masters Degree strongly preferred
  • Full cycle experience and can lead and manage large projects of 100+ units without supervision
  • Familiarity with zoning, building codes, plan check, entitlements, and housing covenants required
  • Familiarity with City of Los Angeles multifamily development strongly preferred
  • Construction knowledge or experience required

  • Must be a team player and work well with the Senior Management, vendors, city officials and other daily contacts
  • Strong leadership skills with the ability to effectively manage the assigned team
  • Exceptional ability to build relationships with City and County officials and other internal and external stakeholders
  • Exceptional interpersonal, verbal, and written communication skills; excellent follow through
  • Ability to make effective and persuasive presentations on complex topics to employees, Senior Management team and/or public groups
  • Requires in-depth knowledge of financial terms and principles; ability to calculate complex figures, forecast and prepare budgets
  • Ability to work independently and effectively in a fast-paced, demanding environment
  • Ability to collaborate with others and utilize knowledge and resources to identify quality solutions
  • Ability to refine development processes through efficient delegation and management
  • Well-developed time management skills with the ability to manage multiple priorities simultaneously
  • Highly organized, resourceful, proactive, creative, detail-oriented, and a critical thinker
  • Willingness and ability to learn quickly and on-the-fly
  • Strong research skills and ability to process new information; ability to dig into technical details (zoning and building code, architectural plans, surveys, title reports, etc.)
  • Ability to present information in a concise and easily understood manner
