Schedule: Monday thru Friday 7:30am to 3:30pm No Weekends!

As the Maintenance Coordinator with Inclusive Housing Resources (IHR), you will play a crucial part of our team by ensuring the upkeep and management of IHR's housing stock. This position will involve coordinating maintenance activities, conducting property inspections, managing work orders, and providing essential support to the Maintenance Director and property management teams.
Additional Responsibilities include:
Collaborate with Maintenance Director and Property Manager to gather necessary information from vendors for program funding documentation. Ensure compliance with HUD's inspection requirements by conducting pre-inspections, communicating findings, and coordinating corrective actions. Manage and maintain work orders in the property management database, coordinating maintenance activities and communicating with personnel and contractors. Schedule recurring maintenance tasks and inspections, such as carpet cleaning and routine systems servicing. Manage incoming calls, greet customers, handle deliveries, assist with move-in/move-out inspections. Track maintenance supplies and equipment, place orders when necessary, and maintain the Emergency Contact Manual.
To be considered, you must have:
High School diploma or GED required. Some college coursework completed or equivalent experience. 2-5 years of maintenance or property management experience preferred. Ability to conduct owner inspections of properties to assess condition and inform capital planning. Proficiency in Microsoft Word, Excel, Outlook, and Adobe preferred. Ability to lift up to 50 lbs., and ability to perform manual tasks as needed. Excellent customer service skills and strong multitasking abilities. State Notary preferred or ability to obtain (must be an Ohio resident). Must have a valid drivers license with less than 6 points on the driving record and be able to pass a background check.
Inclusive Housing Resources (IHR) was established to provide and manage housing for people with special needs across Hamilton, Butler, and portions of Clermont counties. IHR owns and manages 150 housing units located throughout Hamilton, Butler, and Clermont counties. It is our goal to help provide a home for those with developmental disabilities near their families, jobs, and resources. People want a place to call home where they feel safe and are close to their support system.
