Construction Manager, Installed Sales needed at Randall Brothers (Atlanta, GA). Management of Turnkey/Installed Sale of Building materials for new home construction. Planning, directing, coordinating and budgeting all aspects of building and installing the residential building materials sold to new home construction customers as “Materials and Labor”, or Turnkey sales. Overseeing the organization, scheduling implementation and development of all subordinate labor, or subcontractors. Oversee the framing, house wrap/vapor barrier installation, siding/cornice/sheathing install, exterior window and door installation, interior door and trim installation, and exterior decks. Confer with supervisory personnel, owners, contractors and customers design professional to discuss and resolve matters such as work procedures, complaints, and construction problems. Inspect and explain plans and contract terms to administrative staff, workers, and clients, representing Randall Brothers. Inspect and review projects to monitor compliance with building and safety codes and other safety regulations. Plan, organize and direct activities concerned with the construction of all installed sales projects. Prepare budget estimates for each installed sale construction job, monitor progress and track and report profitability. Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with all subcontractors. Schedule the projects in logical steps and budge time required to meet deadlines. Select, contract, and oversee workers who complete specific pieces of the projects. Study and know all product warranties. Ensure all construction is completed and installed per the product installation guidelines in order to not void any product warranties. Study job specifications to determine appropriate construction methods. Take action to deal with the results of delays, bad weather or emergencies at the construction site. Establish and ensure all turnkey sales result in proper profit margins. Requires Bachelor’s degree (U.S. or FDE) in construction management. Stated experience to include 2 years of residential new home construction management including developing and directing up to ten (10) subcontractors, identifying strengths and weaknesses of alternative solutions, identifying best systems and policies to ensure profitable results, and accounting (reconciling monthly payable reports, maintaining petty cash account, procurement and purchasing of equipment).
