Job Description:

Under direction of the design director, participate in the entire design process starting from predesign/planning and throughout all design phases of mixed-use, higher education, housing, healthcare, large-scale corporate/commercial, cultural, transit, institutional, retail, science and technology projects, including new construction, renovation, tenant improvement, parking garage, and unit plans; develop free hand sketches for initial design including perspectives, axonometric, exploded axonometric, space planning, elevations and details for conceptual design to communicate ideas for junior designers to produce drawings and content; develop SD/DD/CD/CA Phase Documentation in Revit for large scale domestic and international projects; lead the ideation and iteration process for developing ideas and concepts for the design of the project; develop and execute appropriate design solutions to produce space plans, furniture plans, elevations, detailed design specifications, conceptual and finished design presentation documentation, reflected ceiling plans, power and communication plans, and construction documentation, elevations and details for presentations using Revit building information modeling (BIM) software, PhotoShop, Illustrator, and InDesign; detail and document design packages using Revit; develop BIM strategy for model structure and coordination among consultants and within team; develop construction documents implementation to be conveyed to the project team members, and develop design outline and cartoon documents for guiding the project team; prepare new project proposals including breakdown of time of team members, scope, proposed schedule, and total fee associated with it; present research at conferences and build a stronger network of clients/consultants /collaborators at events; put out publication of work, apply for grants and awards for work; analyze client needs and work on the development of the scope and program of the project; make efforts to bring sustainability into all projects, including decarbonization, healthy materials (no red list products), net zero energy, and water conservation; use guiding principles from the International Living Future Institute for Living Building Challenge Projects; guide the transition from traditional sustainable design process and standalone environmental analysis practices into integrated design and analysis processes in collaborative work environments; work closely with Project Architect to obtain approvals from clients and state and local agencies having jurisdiction over projects; conduct research on International Building Code, California Building Code, California Title 24, ZIMAS, Land Use Maps for building code compliance, zoning ordinance and the various city plans across Los Angeles County including building restrictions, FAR, Setbacks, Land Zoning as well as plans for future transit; use design software such as Rhinoceros, Maya, Sketchup create 3Dmodels of the proposed design options; set up automated parametric optimization workflows using available and custom developed scripts to optimize the building shape and/or building envelope; develop maps/site analysis using tools like OpenStreet Maps and Grasshopper scripts; lead junior designers to create design content including diagrams/renderings/fly throughs using tools like adobe illustrator, InDesign, after effects, vray for rhino, vantage, for design packages; determine project schedule to establish staffing requirements to stay on track for on time project completion; develop quantity take offs in Design Build projects for budget verification; assist in project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services; present at Client Meetings to discuss progress and design concepts as well as coordinate work of MEP Engineers, Structural Engineers, Civil Engineers and Landscape Architect Consultants; coordinate conceptual design drawings with mechanical, electrical, plumbing, fire protection (MEP/FP), structural, and lighting consultants to incorporate engineering systems into architectural designs to produce construction documentation and secure client and regulatory approval; coordinate with project managers, clients, consultants, and contractors to respond to requests for information (RFI’s), change orders, clarifications, and modifications; conduct weekly site visits and progress meetings to observe construction progress and assist in preparing field observation reports, final inspections, punch lists, and certificates of substantial completion.

Job Requirements:

Bachelor of Architecture (5 year) or foreign equivalent plus 5 years of progressive experience to include assisting in predesign/planning and all design phases of mixed-use, higher education, housing, healthcare, large-scale corporate/commercial, cultural, transit, institutional, retail, science and technology projects, including new construction, renovation, tenant improvement, parking garage, and unit plans; developing free hand sketches for initial design such as perspectives, axonometric, exploded axonometric, space planning, elevations and details for conceptual design; completing Schematic Design packages including books, videos, drawings, renderings and writing; developing SD/DD/CD/CA Phase Documentation in Revit for large scale projects; participating in business development/marketing efforts as well as presenting for project interviews; analyzing client needs and working on the development of the scope and program of the project; completing and submitting Request for Qualifications and Request for proposals; using environmental Analysis and building performance software such as Ecotect & Vasari to help design sustainable and environmentally conscious buildings; utilizing Ladybug and Honeybee plugins from Grasshopper to run and visualize results of weather data and daylight and energy analysis; providing development for all sustainable design platforms and working closely with design and delivery leadership to guide the transition from traditional sustainable design process and standalone environmental analysis practices into integrated design and analysis processes in collaborative work environments; working through sustainable design principles as well as putting LEED documentation together with the design team and consultants; producing drawings that are in compliance with the Americans with Disabilities Act; process general contractor’s requests for information (RFI’s), submittals, and change order requests; collaborating with design team to obtain approvals from clients and state and local agencies having jurisdiction over projects; conducting research on International Building Code, California Building Code, California Title 24, ZIMAS, Land Use Maps for building code compliance, zoning ordinance and the various city plans across Los Angeles County including building restrictions, FAR, Setbacks, Land Zoning as well as plans for future transit; working with ESRI - ArcGIS and ArcMap to develop data driven maps and 3D fly throughs to understand the existing conditions of the site; preparing for publication work and public presentations using CAD, Revit, Rhino, Grasshopper, 3DS Max, Maya and the entire Adobe Suite; using Adobe After Effects and Adobe Premier to create videos for client meetings; rendering design drawings using Vray for Rhinoceros, Enscape, Lumion, Keyshot, Kerkythea, Photoshop, Illustrator to communicate design concepts for internal design charrettes and client meetings; using design software such as Rhinoceros, Maya, Sketchup create 3 dimensional models of the proposed design options; setting up automated parametric optimization workflows using available and custom developed scripts to optimize the building shape and/or building envelope; conducting BIM (Building Information Modeling) organization for all documentation; producing Virtual Reality design simulations using oculus headset as well as google cardboard for design presentations as well as a tool to identify design conflicts within the software; creating design packages for client meetings using Adobe InDesign, Illustrator and Photoshop to portray design intent; charting out project budget in relation to project schedule; determining project schedule to establish staffing requirements to stay on track for on time project completion; working with cost estimators to determine the relative order of magnitude cost of a proposed project; developing quantity take offs in Design Build projects for budget verification; presenting at Client Meetings to discuss progress and design concepts as well as coordinate work of MEP Engineers, Structural Engineers, Civil Engineers and Landscape Architect Consultants; coordinating with MEP, fire protection, lighting, code, signage, acoustic, facade maintenance and structural for a cohesive design; conducting weekly site visits and progress meetings to observe construction progress and assist in preparing field observation reports, final inspections, punch lists, and certificates of substantial completion; conducting post-occupancy review of clients’ use of space and site.

Salary: $97,000 to $100,000 per year.
