We are a regional multifamily property owner and manager with a diverse portfolio based in the Chicagoland area. We are currently seeking an experienced real estate professional with a strong background in financial and asset management. This individual will have the opportunity to grow into a leadership role within our company over time. As an AVP/VP, you will report to and be mentored by our Executive Vice President and President. Your role will encompass overseeing all aspects of our expanding Midwest property management operations, which currently includes 2,615 units with an additional 1,100 units in our development pipeline. Our company's Operations Center is situated in northwest Indiana, while our ownership extends across Wisconsin, Illinois, Indiana, and Kentucky.

Responsibilities

Evaluate each property and create comprehensive business plans for each location.

Implement strategies outlined in the business plans through effective collaboration with teams to enhance asset value.

Conduct ongoing financial assessments at the property level to manage risk effectively and promptly.

Prepare and present pro-forma analyses for new developments, acquisitions, and dispositions to senior management for approval.

Develop well-informed opinions of value supported by market research and third-party assessments.

Contribute to initiatives within the asset management team aimed at refining risk management processes for our entire portfolio.

Lead the formulation of property operating and capital budgets in coordination with Regional Property Managers (RPMs) and property managers.

Design and execute approved marketing strategies.

Conduct regular property site visits.

Devise written plans addressing performance issues and recommending corrective actions to ensure consistent and effective portfolio management.

Demonstrate the ability to identify and address high-risk scenarios, escalating situations appropriately with actionable recommendations.

Oversee two regional property managers (RPMs) initially and eventually expand responsibilities to include oversight of the accounting manager, maintenance director, and VP of Construction.

Qualifications

Perform additional duties and responsibilities as assigned.

Bachelor's degree in Real Estate, Business Management, Accounting, or a related discipline.

Minimum of 5 years' experience in property management or asset management at an AVP or VP level.

Proficiency in Microsoft Office Suite, particularly Outlook and Word; intermediate to advanced Excel skills.

Strong grasp of real estate finance, complex deal structures, and an eagerness to learn day-to-day operational management of performing assets.

Analytical proficiency to interpret property financial reports, loan documents, payment histories, and borrower financial statements.

Excellent reading, comprehension, and analytical skills, along with effective written and verbal communication abilities.

Solid organizational and time management skills.

Capacity to manage multiple tasks under deadlines with meticulous attention to detail and accuracy.

Ability to swiftly implement approved action plans with minimal disruption to ongoing property operations, except when necessary.

Willingness to work non-traditional hours and travel as required.
